The short answer

There is no universal winner, but each provider suits a recognisable type of student:

  • SSH is usually the best first-year landing option for eligible international students who want a furnished room and an immediate international community.
  • Holland2Stay is the strongest long-term option for students who want a self-contained studio and expect to remain for more than one year.
  • The Village provides the greatest short-stay flexibility, but its 11–12 m² rooms are expensive considering that kitchens, toilets and showers are shared.
  • Sugar Homes currently offers the strongest advertised price-to-space ratio for a furnished private studio, but its fixed 12-month contract leaves little room for changed plans.

The right choice depends on four practical questions: How long will you stay? Do you need a private kitchen and bathroom? How much can you pay before moving in? And where will most of your classes take place?

The comparison at a glance

Provider Current advertised cost What is private? Contract structure Main advantage Main compromise
SSH Short Stay Approximately €700–€900 monthly Depends on building and room type Institution-approved short stay, maximum 12 months Furnished and designed for newly arriving internationals Scarce rooms and high advance payment
Holland2Stay Groningen studios advertised from €538; one recent 25 m² example totalled €848 before separately arranged heating Complete studio with kitchen and bathroom Usually indefinite, with a 12-month minimum in the example checked Long-term security and private facilities Lottery allocation and semi-furnished units
The Village €790–€825 monthly Bedroom and fridge/freezer Minimum 1 month, maximum 12 months Flexible dates and included services Very small bedroom with heavily shared facilities
Sugar Homes €725 monthly Complete approximately 27 m² studio Fixed 12 months, normally August to July Strongest advertised private space for the price Inflexible contract and €2,250 initial payment

These figures are not perfectly interchangeable. SSH has several buildings and room types. Holland2Stay operates two Groningen complexes with individual prices. The Village and Sugar Homes offer more standardised accommodation.

SSH: the organised first landing

SSH is not ordinary open-market housing. Its Groningen short-stay rooms are reserved in cooperation with educational institutions and are primarily intended for newly arriving international students. Your university must approve your registration before you can reserve an eligible room.

That structure can be reassuring when arranging accommodation from abroad. Rooms are furnished, internet and utilities are generally included, and many residents arrive at the same stage of their Groningen experience. Depending on the building, you may receive a private bedroom with shared facilities or a self-contained studio.

The University of Groningen currently gives an indicative SSH price range of €700–€900 per month, including rent, heating, electricity, furniture and internet. It also warns that the limited supply can be fully booked within days. Allocation is first come, first served. University of Groningen accommodation information

The initial invoice can be surprisingly large

SSH’s monthly price is only part of the affordability calculation. Its current booking explanation says that the first payment can include:

  • the first rental period;
  • the final two or three months of the contract;
  • a €113 reservation fee;
  • an optional €83 bedding package.

In SSH’s own example, a room costing €700 per month requires more than €2,600 upfront before the optional bedding package. A stay of six months or less may also be subject to 21 percent tax, making a one-semester booking considerably more expensive than expected. Check the generated invoice before confirming. SSH booking and payment example

Short-stay residents normally cannot extend their contract. Early termination after the rental period begins is limited to specific circumstances, so SSH should be treated as a fixed landing arrangement rather than a room you can automatically keep.

Choose SSH if: you are an eligible incoming international, can meet the initial payment and want a furnished first-year base.

Think twice if: you need guaranteed availability, cannot pay several months in advance or expect to remain in the same room after the first year.

Holland2Stay: the best route to a longer-term private studio

Holland2Stay operates 559 student-only studios in Groningen: 284 at Campus Zonnelaan in Paddepoel and 275 at Oostersingel near the city centre. All are described as semi-furnished and self-contained rather than shared student rooms. Holland2Stay Groningen portfolio

This makes Holland2Stay fundamentally different from SSH and The Village. You receive your own kitchen, bathroom and lockable living space, but you must normally supply your own bed, desk and other furniture.

At Campus Zonnelaan, the 23–25 m² studios include flooring, curtains, internet, a private bathroom and a kitchen with appliances. Residents also have access to bicycle storage, a shared meeting room, rooftop terrace, laundry and gym. The building is close to Paddepoel shopping centre and particularly convenient for students travelling to Zernike. Campus Zonnelaan facilities

The “from” price needs context

Holland2Stay’s Groningen page currently advertises Campus Zonnelaan studios from €538 per month and Oostersingel studios from €575. These starting prices should not be used as a guaranteed budget for the next available unit.

A recently published 25 m² Campus Zonnelaan listing provides a more realistic example:

  • basic rent: €746;
  • service costs: €27;
  • supplies: €75;
  • total monthly invoice: €848;
  • deposit: €900.

The €75 supplies payment included advances for water and electricity, together with flooring, curtains, lighting, internet and television. Heating had to be arranged separately with WarmteStad, so the complete housing cost would be higher than €848. The specific studio was already rented when checked and should be treated as an example, not current availability. Campus Zonnelaan listing example

This illustrates why students should compare the complete individual listing rather than Holland2Stay’s lowest city-wide starting price.

The lottery is the real barrier

Most newly available Holland2Stay residences are allocated through a weekly lottery. Its current terms state that at least 90 percent of lottery residences are offered through that process. Applicants may register for one lottery residence per week, and the winner is selected randomly rather than by how long they have been waiting.

If selected, the applicant normally has a limited period to confirm. The €200 booking payment is an advance on the deposit, not an additional €200 fee. The remaining deposit becomes payable after signing the contract. If the applicant cancels within 48 hours, Holland2Stay currently deducts a €50 administration charge; after that period, the booking payment may no longer be refundable. Holland2Stay terms and booking rules

The Campus Zonnelaan example had an indefinite contract with a minimum stay of 12 months. That is an important advantage for students who want stability beyond their first academic year: after completing the minimum period, they are not automatically forced to leave at the end of every August.

Choose Holland2Stay if: you want a private studio, expect to remain at least 12 months and prefer a longer-term contract.

Think twice if: you need accommodation immediately, cannot wait for a lottery result or do not have money to furnish a semi-furnished studio.

The Village: flexible and social, but expensive per private square metre

The Village at Peizerweg offers furnished bedrooms rather than independent studios. Every bedroom has a private fridge and freezer, but residents share kitchens, showers and toilets.

Its current room categories are:

  • Basic: 11 m² for €790 per month;
  • Standard: 12 m² for €805;
  • Premium: 12 m² with terrace access for €825.

On a typical floor, 18 rooms share two kitchens, ten showers and either seven or ten toilets, depending on the section. The price includes furniture, Wi-Fi, water, electricity, regular cleaning of shared areas, monthly bed-linen service and use of a 24-hour gym. The website separately lists a one-time €49.99 gym registration charge. The Village room specifications

The Village accepts international students connected to institutions including RUG and Hanze. Reservations are made for full months, with a minimum stay of one month and a maximum of 12 months. The deposit equals one month’s room price. Its resident information also provides an address for municipal registration. The Village general information and registration instructions

You are paying for flexibility, not private space

At €790, the Basic room costs more than Sugar Homes’ current independent studio while offering less than half as much private floor space. The attraction is the service package and contract flexibility: furniture, utilities, linen, common-area cleaning, reception, gym access and the possibility of staying for only a few months.

The Village estimates bicycle trips of approximately nine minutes to the RUG city centre and 17 minutes to the Zernike locations of RUG and Hanze. Students should still test the actual door-to-desk journey themselves. The Village location information

Its documents repeatedly describe residents as “hotel guests” and refer to a “hotel agreement.” A contractual label does not by itself decide every legal right, but applicants should read the agreement carefully and ask how cancellation, extensions, deposits and disputes are handled.

Choose The Village if: you need several months rather than a complete year and want an international communal environment.

Think twice if: you dislike sharing bathrooms, require quiet or expect substantial private space for approximately €800.

Sugar Homes: the value winner—with strict conditions

On the current published figures, Sugar Homes offers the greatest amount of private space for the lowest monthly payment in this comparison. Its furnished studios are approximately 27 m², with a private kitchen, bathroom, living and sleeping area, plus a balcony or terrace. Sugar Homes studio specifications

From 1 August 2026, the advertised price is €725 per month, including water, heating, internet and an advance for electricity. That is less than both the smallest room at The Village and the recent Holland2Stay example, despite Sugar Homes including basic furniture.

The word “advance” remains important. Applicants should ask whether electricity consumption is reconciled later and whether an additional bill or refund can follow.

The contract leaves little room for changed plans

Sugar Homes accepts students from RUG and Hanze and uses fixed 12-month agreements starting on 1 August. Contracts normally cannot be cancelled after signing or terminated early, except in exceptional circumstances such as discontinuing a study programme.

Before receiving the keys, a new resident must pay:

  • first month: €725;
  • last month: €725;
  • deposit: €800.

The initial payment is therefore €2,250. Standard final cleaning costs €130 and can be deducted from the deposit. Additional cleaning may be charged when necessary. Laundry costs €4 per wash and €3.50 per dryer cycle. Municipal registration is explicitly permitted at Suikerlaan 1. Sugar Homes FAQ

Sugar Homes is located on the former sugar factory grounds west of the centre. Bicycle, scooter and car parking are free, and the Atoomweg bus stop provides a public-transport connection. The cultural and industrial setting may appeal to some residents, but it is less convenient for spontaneous city-centre routines than Oostersingel or many SSH locations.

Ask what changed after the 2024 fire

A serious fire occurred at the Suikerlaan complex on 11 December 2024. The Groningen Safety Region reported no injuries, but three apartments were declared uninhabitable. Official incident report

Residents later raised concerns about alarms, electrical systems and the response to the incident. The manager at the time disputed parts of their account and said alarms and electrical installations had been inspected. No definitive cause had been publicly established in the contemporary report. OOG Groningen’s follow-up

This does not establish that Sugar Homes is unsafe today. It does justify asking what inspections and improvements followed the fire, how residents are alerted and where extinguishers and evacuation instructions are located.

Choose Sugar Homes if: you want a furnished private studio, will remain for the complete academic year and can fund the €2,250 initial payment.

Think twice if: you may leave after one semester, want a central location or cannot obtain satisfactory written answers about energy settlements, deposits and post-fire measures.

Huurtoeslag can change the comparison

Holland2Stay’s and Sugar Homes’ self-contained studios may qualify for rental allowance. Individual eligibility still depends on income, assets, age, registration and residence status.

From 2026, rent is no longer automatically too high for huurtoeslag. However, the allowance is calculated using the basic rent rather than service costs. The calculation is capped at €932.93, or €498.20 where every household member is younger than 21. Dienst Toeslagen: changes from 2026

Ordinary rooms with a shared kitchen, toilet or shower are generally not self-contained and normally do not qualify unless they belong to a specially designated older complex. That makes a normal The Village room unlikely to meet the standard test. SSH eligibility depends on the exact unit. Official huurtoeslag rules for student rooms

Do not subtract an estimated allowance from your budget before signing. Obtain the basic-rent breakdown, complete an official trial calculation and make sure you can still pay the full amount while an application is processed.

Which one should you actually choose?

For a new international student spending one academic year in Groningen, SSH remains the most conventional landing route—if you obtain a room and can manage the large advance payment.

For a student who wants a private studio and plans to stay beyond the first year, Holland2Stay is the strongest long-term option. The lottery makes it unreliable as an emergency solution, but an indefinite contract after the 12-month minimum provides more continuity than the fixed SSH, Village or Sugar Homes arrangements.

For a student prioritising private space at the current lowest advertised price, Sugar Homes is the best-value option. The cost advantage comes with a rigid 12-month contract, significant upfront payment and a less central location.

For a short-term international who needs between one and several months, The Village is the most flexible. You pay heavily for that flexibility, furniture and service package while accepting heavily shared facilities.

Before transferring money, request a document showing the basic rent, mandatory charges, deposit, booking payment, first invoice, contract dates, cancellation rules, municipal registration and service-cost settlement. The best student residence is not the one with the lowest number on its homepage. It is the one whose complete cost and contract still make sense after the excitement of receiving an offer has passed.
